We recognise that vacant 'tired or distressed' properties should not be treated in the same way as 'owner occupied' properties so we offer an alternative. 

At Tender Property we promote these vacant  properties to their best advantage in a competitive environment to obtain the true market value.

Unlike Auction sales we allow buyers the time to obtain mortgage assistance; unlike traditional Agency sales we promote the best offer within a time scale - a combination of the price and the ability to proceed.

Properties are marketed for one month during which they are advertised regularly in relevant local press and on leading web sites.  Prospective buyers are invited to inspect on specific open viewing dates during the marketing period and submit offers specifying the amount of their offer and ability to proceed with the purchase including mortgage arrangements and dependant sale.

We submit all offers to our client with our recommendations for acceptance.  Our recommendations relate to both the amount of any offer and the ability to proceed. 

On accepting an offer we agree a timescale as defined in the prospective buyer's offer and further discussion.  Deviation from the agreed timescale may lead to the withdrawal of  contract and the property being re-offered to other interested prospective buyers or the property being remarketed.
